Choosing a Realtor

Better than choosing an agent is choosing a team of Agents.  “Put the power of a team to work for you.”  Here at The Live Now Team we have a team of experienced agents. When you’re choosing a realtor to represent your interests as a buyer, your choice should be based on strong recommendations from a reliable source about your prospective agent’s drive, attention to detail and communication skills. You will likely rely a lot on your own instinct, too, to decide whether you are compatible with an agent and feel that they are someone you can trust. One more step you can take is to understand your realtor’s training. In fact, the first step is to check that your sales agent is indeed a REALTOR®, which means she is a member of the National Association of REALTORS® and therefore is sworn to NAR’s code of ethics.


Selecting a Lender

To put an offer on a home, you will need a pre-approval from a lender if you are financing. The Live Now Team has a list of dependable, reliable lenders whose priority is finishing your loan on time.  Some lenders are much more experienced in the loan process and operate like a well-oiled machine.  Some are better for first-time home buyers, special financing, etc.  We can assist you in finding the right lender.  We can recommend: Ursula Kupferer, Jean Cooney, and Bob Morgan.  Our preferred lender is:

Mortgages

Escrow

Although it’s not the most talked-about aspect of buying a home, escrow is nonetheless a vital component of a successful transaction.

Escrow is an arrangement in which a neutral third party holds onto funds and key documents involved in a home sale, and then distributes them according to the agreement between the buyers and sellers. The Escrow period begins when a seller accepts a buyer’s offer and ends at the closing table.
 
Purchasing a house isn’t like buying shoes; there’s a lot of money involved, a lot of steps to manage, and a lot at stake. So, the buyers and sellers don’t exchange money and documents directly with one another. They do it through the escrow account.
 
Escrow ensures accountability. Buyers want to be sure that all contingencies are met (inspection, title report, secured mortgage, etc.) before the sellers cash any checks. Sellers want to make sure they receive funds before they hand over the deed.

Title insurance is a policy that protects against financial loss stemming from problems found in a property’s title or legal ownership.
